Oman Housing Bulletin for First Quarter 2022 by Ministry of Housing, Oman

 

The Ministry of Housing and Urban Planning mentioned in its periodic housing bulletin for the first quarter of 2022 about the most prominent housing indicators, which are as follows:

The number of lands planned for residential use reached about 425 lands, as the number of residential lands that were presented in its new system "Choose Your Land" reached 3156 lands.

As for requests, the number of requests to prove and register the property previously registered reached 5,228 requests. The Ministry of Housing and Urban Planning recorded the value of trading sales contracts to 299,060,277 in Omani riyals.

With regard to the housing units that have been completed, they have reached 11 housing units, and the total volume of real estate trading in the Sultanate has exceeded 587,498,044 Omani Riyals.

The number of properties issued in the first quarter of this year amounted to 60,251 properties. As for the revenues collected, it was 12,866,336 in Omani riyals.

 

The ministry also defined its program, which it called "Choose Your Land", as a mechanism for granting government residential lands in a digitally safe environment. It is also filled with digital geographical maps with the death of three different attempts by the beneficiary to choose the land from the most appropriate scheme for him.

 

The Ministry considered that urban planning is a multiple and continuous process that includes several aspects of interdependence and integration in order to avoid problems of urban development in the future, which provides an appropriate healthy environment. Depending on the type of use.

The number of planned lands in the first quarter of this year amounted to 945 lands, and residential lands had 45% of the land, but when comparing the total for the first quarter of 2021, it decreased by 16.6%.

 

The number of distributed lands reached 2071, of which 79.14% were for residential use, of whom 76.7% were people who used the "Choose Your Land" program to choose the most suitable land location for them.

 

The ministry also mentioned the preparation of applications for residential lands that are still pending, as follows:

Al Wusta Governorate: 1,754 requests

Al Dhahirah Governorate: 19,553 requests

Sharkia Governorate: 58,555 requests

South Al Batinah Governorate: 5,504 requests

North Al Batinah Governorate: 115,154 requests

Al Dakhiliyah Governorate: 56,528 requests

Al Buraimi Governorate: 8,654 applications

Musandam Governorate: 7,426 requests

Dhofar Governorate: 49,545 requests

Muscat Governorate: 150,228 requests

 

The value of mortgage contracts in the first quarter of the year amounted to RO 284,543,798 for the number of 4717 mortgage contracts, with Muscat accounting for 35.14% of the total number of contracts. The value of purchase and sale contracts amounted to 299,060,277 Omani riyals for 19,247 sales contracts. As for the exchange, it amounted to 3,893,969 Omani riyals for 379 contracts.

It is worth noting that the ministry published approximate prices for the average price per square meter of land according to the governorates, which are as follows:

Al Wusta Governorate: 11 Omani riyals per square meter

Al Dhahirah Governorate: 10 OMR per square meter

South Al Sharqiyah Governorate: 17 OMR per square meter

North Al Sharqiah Governorate: OMR 30 per square meter

South Al Batinah Governorate: 23 OMR per square meter

North Al Batinah Governorate: 23 OMR per square meter

Al Dakhiliyah Governorate: 25 OMR per square meter

Al Buraimi Governorate: 10 OMR per square meter

Musandam Governorate: 16 Omani riyals per square meter

Dhofar Governorate: 35 OMR per square meter

Muscat Governorate: 154 Omani Riyals per square meter

 

There were also some statistics for the number of properties issued according to the governorates. South Al Batinah governorate took the lead with 12,761 properties, followed by Muscat governorate with 12,170 properties, and the governorates of Musandam and Al Wusta came in the end, with the number of properties reaching between 558 and 689.

 

The ministry also announced the number of rented properties owned by citizens of the Gulf Cooperation Council countries until the end of March, and it was about 18,397 properties, of which 6,243 are within the prohibition areas. The number of properties is about 55 properties, followed by Muscat with 47 properties.
